Delinquency Policy Statement

GHI members are responsible for the payment of their monthly co-op fees, which are due on the first of each month. A grace period is extended through the close of business on the tenth day of the month, after which a late fee is applied according to the terms of the Mutual Ownership Contract.

Hoarding Policy

GHI’s governing documents require members to maintain safe and healthy housing units at all times. GHI has experienced cases of hoarding behavior by members.  Hoarding of objects or animals, and related situations, violate the bylaws and the mutual ownership contract by failing to maintain a safe and healthy environment.  There is also a cost to GHI membership when these conditions exist and must be dealt with by staff; in some cases, excessive staff time is required to monitor and mitigate hoarding situations to ensure safe living conditions for GHI members.

How Can Your Row of Units Become Smoke-Free

At the 2012 membership meeting, the membership directed GHI’s Board of Directors to develop a proposal for its consideration that would allow members of an entire row of units to unanimously agree to revise their Mutual Ownership Contracts (MOC’s) to indicate that smoking inside their units is not allowed. By a majority vote at this year’s membership meeting on May 16th, members approved the proposal that was put forward by the Board.

Lockout Policy

The Maintenance department will enable an occupant who is listed on the occupancy list for a unit to re-enter the unit, if locked out. The Board of Directors has adopted a Lockout Policy whereby a member will be assessed a fee for lockout services after normal business hours.  Lockouts can happen to anyone, but because after-hour maintenance calls are handled as overtime for employees, the Board agreed that some type of fee should be instituted.

Policy for Addressing Problem of Unauthorized Rentals

Background

GHI is a member-owned cooperative community. When we sign our Mutual Ownership Contract (MOC) at the time of purchase, we agree to live in our homes and to seek permission from GHI if there is a need to rent out our units.

It is in the best interest of the community that GHI strictly limits rentals of units. This helps keep financing rates down and maintains the feeling of an owner-occupied community. To balance the needs of the community with the needs of individuals, GHI has a rental policy which tries to accommodate members who are required to be away from their homes. This policy specifies conditions under which members may receive permission to rent their units and the length of time for the rental.
